Barnet Homes Subsidence
Housing Disrepair Helpline visited a Barnet Homes property this week after concerns were raised about extensive cracking and reported subsidence affecting the home.
Housing Disrepair Helpline attended the property following reports of serious disrepair that the occupants say has affected the home for more than a year. The property is managed by Barnet Homes, and the tenant remains living there.
Cracks reported throughout the Barnet Homes property
According to information obtained during our visit, the property has suffered movement which the occupants believe is connected to a tree outside the home.
The problems are reported to have begun in August 2025, with cracking affecting both the exterior and interior of the Barnet Homes property.
The reported damage is extensive. Cracking has been identified in a number of areas, including the downstairs hallway, around the front door and beneath the stairs. The living room is reported to have cracks to its walls as well as damage to an external wall, while cracking has also been reported to the kitchen ceiling and walls.
Upstairs, further cracking has reportedly affected walls and ceilings, including damage within the bedrooms.
Tenant says Barnet Homes has been contacted repeatedly
The occupants report contacting Barnet Homes more than five times about the problems, with the most recent report being made at the beginning of September 2026.
According to the information provided to Housing Disrepair Helpline, a surveyor working for Barnet Homes previously attended the property, but no repair works had been carried out at the time of our assessment.
Housing Disrepair Helpline has now visited the property to document the reported conditions and help the tenant take the matter forward.
Housing Disrepair Helpline helping the tenant take the next step
Housing Disrepair Helpline has now appointed the tenant with a leading housing disrepair solicitor to help pursue the matter further. The tenant told us that they had not previously sought legal advice regarding the property.
Housing Disrepair Helpline has been helping tenants experiencing housing disrepair for more than 11 years. During that time, we have helped over 25,000 tenants pursue getting their homes repaired and obtain compensation.
Cases such as this demonstrate why tenants should keep photographs, videos, emails and other evidence of both the condition of their home and their attempts to report problems to their landlord.
The tenant’s name, address and other personal information have deliberately been omitted from this article to protect their privacy.
