How we help Be One Homes residents
We listen to what has gone wrong, help you organise the details and, where appropriate, connect you with specialist solicitors to assess your options.
1. Tell us what’s happening
Explain the defects, when you reported them to Be One Homes, and what repairs remain outstanding.
2. Bring the evidence together
Photographs, messages, repair references and missed appointments help explain the history and the impact on your household.
3. Get specialist support
Where appropriate, HDH introduces you to a solicitor from its panel to assess repairs, compensation, funding and next steps.
Why choose Housing Disrepair Helpline?
Established in 2015, HDH is a claims management company working with a panel of specialist housing disrepair solicitor firms. We provide an initial point of contact, help bring your repair history together and help identify suitable legal support.
The focus is getting your home repaired and pursuing compensation where appropriate. Your appointed solicitor decides whether to accept the case and explains its merits, funding terms and next steps. Read our No Win No Fee information and published success stories.
We help council and housing association tenants, leaseholders and shared owners. We cannot help private tenants.
Be One Homes: published cases and outcomes
These independent published records provide context for residents. They are not cases claimed as HDH wins, and Ombudsman compensation is distinct from court damages. Each figure must be read alongside the case details; an offer or order is not confirmation of payment.
Damp and mould required more than surface treatment
Decision 202533215 · 28 May 2026
The Ombudsman found maladministration in the handling of damp, mould and humidity, and separately in antisocial-behaviour handling. The compensation order totalled £700: £500 related to damp-and-mould failures and £200 to antisocial behaviour. Complaint handling was assessed as reasonable redress. The report also recommended further inspection and follow-up in light of reported new mould; those recommendations should be distinguished from binding orders.
A different outcome after bathroom repairs and redress
Decision 202411172 · 7 May 2026
In a separate bathroom-leak case, the Ombudsman concluded that the landlord had offered reasonable redress for both the repairs and the complaint. It recognised the acknowledged failures, completed repair, alternative accommodation and compensation. It made no further orders. This is an important balance: evidence that a landlord has put matters right can affect the Ombudsman’s decision.
About Be One Homes and the published records
Be One Homes was previously known as Bolton at Home. Its own announcement dated 1 April 2026 confirms the change of name. Older records may therefore use Bolton at Home, while current Ombudsman decision pages use Be One Homes.
What residents can learn
A mould wash may reduce visible growth without identifying the cause. Record whether the same defect returns, and distinguish the landlord’s offer from a later Ombudsman order. Different cases can reach different outcomes.
Keep photographs, dates of reports, repair reference numbers, missed appointments and written complaint responses. Explain which rooms or facilities are affected and any household circumstances that increase the urgency. Give reasonable access for inspections and repairs.
Complaint, Ombudsman or legal claim?
| Route | What it addresses | What to consider |
|---|---|---|
| Landlord complaint | Ask for a repair response, explanation and remedy through the landlord’s procedure. | Keep a written record of the complaint and the response at each stage. |
| Housing Ombudsman | Examines complaints about member landlords and can make repair and compensation orders within its powers. | The service is free. Its compensation is not the same as court damages. |
| Legal claim | A solicitor assesses enforceable repair duties and whether repairs, damages or other remedies can be pursued. | Funding and cost risks must be explained. Disputed cases can take a number of months. |
Ask for advice about the order and suitability of these routes. Do not assume that a complaint pauses a legal time limit or that every route can deal with the same issues.
Your repair rights
For qualifying short tenancies, section 11 of the Landlord and Tenant Act 1985 may apply to the structure, exterior and relevant installations. Fitness for human habitation duties may also be relevant. A leaseholder’s position requires a separate assessment of the lease and applicable law.

Frequently asked questions
Does another resident’s award show what my claim is worth?
No. Each outcome depends on the facts, evidence and the route used. The sums above are case-specific Ombudsman remedies.
Do I need to use HDH to complain?
No. You can complain directly to your landlord and use the free Housing Ombudsman service yourself, subject to its rules.
Can I seek advice while repairs are still outstanding?
Yes. Explain what has been reported and what remains unresolved so a solicitor can assess the available options.
Sources checked 18 October 2026. Findings are described as at the dates of the decisions; later compliance has not been independently verified.
