A lot of tenants do not realise that under the Environmental Protection Act 1990 your Landlord has 21 days to sort out any nuisance present at your property that is prejudicial or likely to be prejudicial to your health ( 3 days if it relates to a problem concerning noise). If your landlord fails to abate (stop) the nuisance after being given formal notice within 21 days then proceedings can be brought against it in your local Magistrates Court. Our panel solicitors are experts in this area of law. Unsurprisingly, works that your landlord might have avoided doing for years suddenly get sorted out quickly when a landlord is faced with the threat of a criminal prosecution against them. If you believe that your property is affecting your health whether it be down to damp, mould, mice or something else please contact us so we can help you out.
