Haringey Council Tenant Faces Serious Bathroom Disrepair Following Water Leak
Housing Disrepair Helpline visited a Haringey Council property this week after being contacted about serious disrepair caused by an ongoing water leak.
The problems are affecting the bathroom and include severe damp, water damage and damaged plasterwork. The leak was first reported on 22 August 2026 and is believed to originate from a leaking stack pipe situated behind the bathroom wall.
Severe Damp and Water Damage at Haringey Council Property
During the inspection, significant damage was identified to the bathroom ceiling and wall. Damp readings recorded in the affected areas reached 99.9, with the wall and ceiling described as saturated as a result of water from the leaking pipe.
The water has damaged the plasterwork and has also penetrated behind the bathroom tiles, causing tiles to become blown and damaged.
The information provided to Housing Disrepair Helpline indicates that several contractors have attended or been instructed. A plumber investigated the source of the leak but was unable to gain access to repair the pipe. A further contractor was reportedly unable to proceed until an asbestos check had been completed, while a carpenter advised that work could not be undertaken until the leak had been stopped. An asbestos inspection subsequently took place on 18 September 2026.
The tenant reports having contacted Haringey Council more than three times about the disrepair, with email evidence of the reports.

The Benefits of Using a Claims Management Company
Using a specialist Claims Management Company (CMC) such as Housing Disrepair Helpline can benefit claimants because claims management companies can work with many different firms of solicitors on their panel, specialising in different types of housing disrepair.
Housing disrepair cases can vary considerably. Some involve damp and mould, while others concern leaks, defective plumbing, structural problems, pest infestations, heating failures or more complex issues.
Having access to a panel of different specialist firms allows Housing Disrepair Helpline to appoint a solicitor whose experience is appropriate to the particular circumstances of a tenant’s case.
For this Haringey Council tenant, the appointment of a specialist housing disrepair solicitor marks the next step towards seeking a resolution to the water leak and the resulting damage within the home.
