London Borough of Waltham Forest Tenant Appointed Leading Housing Disrepair Solicitor Following Housing Disrepair Helpline Visit
Housing Disrepair Helpline visited a London Borough of Waltham Forest property this week following concerns about longstanding damp, recurring mould, possible water ingress, problems with the kitchen floor and reports of mice.
Following the visit, Housing Disrepair Helpline have appointed the tenant with a leading housing disrepair solicitor to investigate the reported problems and help the tenant seek the necessary repairs.
The tenant’s name and address have been withheld to protect their privacy.
Damp and Mould at London Borough of Waltham Forest Property
The property is a two-bedroom maisonette managed by the London Borough of Waltham Forest. The assessment records damp and other disrepair affecting both bedrooms, the bathroom and kitchen.
Recurring mould growth is reported in the first-floor bedrooms. The assessment did not identify clear signs of external moisture ingress in these areas and notes that condensation and the thermal efficiency of the walls may require consideration.
There is also significant mould growth behind the kitchen cupboards and washing machine. Deteriorated sealant behind the sink may be allowing water to penetrate behind the kitchen units. Mice droppings were also observed on top of the washing machine.
Concerns About Kitchen Floor and Further Damp
The assessment of the London Borough of Waltham Forest property also identified a significant drop in the kitchen floor towards the garden door. The floor has physically separated from the external wall, although the cause has not yet been established.
At basement level, damp was identified on the bathroom wall. The source could not be confirmed.
Significant low-level dampness was also recorded on the utility-room wall and step. Although the cause remains unconfirmed, the presence of water pipework immediately alongside the affected area means leakage from the pipework or its connections is suspected as a possible cause.
Problems Reportedly Date Back to 2006
Some of the problems are reported to have existed for many years. The tenant states that problems with mice and mould date back to 2006, while bathroom damp dates back to 2009 and kitchen damp was reported in 2025.
The tenant reports that new radiators were installed approximately 18 years ago in an attempt to address the recurring mould.
Three surveyors are said to have attended over the years, with the tenant reporting that each said they would submit their findings but that no further action followed. More recently, the tenant says the repairs team advised that no works would be carried out.
The tenant estimates that the London Borough of Waltham Forest has been contacted approximately six times during the period of disrepair and has a call log relating to the reports.
