Peabody Leaseholder Reports Damp, Mould and External Water Ingress

Housing Disrepair Helpline has assisted with a leasehold property where Peabody is identified as the freeholder, following reports of damp, mould and damaged plasterwork.

The assessment records damp and mould affecting a bedroom along external-facing walls.

The suspected source is water ingress through the exterior brickwork, including areas around external lighting and a wall and floor junction where cement had deteriorated.

Peabody was reportedly made aware of the problem around late 2020 or early 2021.

Two mould washes were carried out and three contractors attended to assess the problem. Despite these interventions, the leaseholder reported making at least 20 telephone calls and at least 20 emails concerning the disrepair.

Housing Disrepair Helpline is assisting with the case and the process of getting the home fixed is underway.

Because the suspected source involves external brickwork, the terms of the lease and Peabody’s responsibility for the exterior of the building can be particularly important.

Housing Disrepair Helpline Helps Leaseholders

Housing Disrepair Helpline does not only help council and housing association tenants. We also help leaseholders experiencing serious disrepair where responsibility for repairs may rest with their freeholder or managing party.

Leaseholder disrepair cases can be more complicated than standard tenancy disrepair claims because responsibility for roofs, windows, external walls, communal pipework, structural elements, drainage, communal areas and other parts of a building may depend upon the terms of the lease.

Housing Disrepair Helpline works with a panel of firms that are highly experienced in leaseholder claims.

Our panel’s experience means that the circumstances of the leaseholder’s case and terms of the lease can be considered when determining who may be responsible for the outstanding repairs.

If you are a leaseholder and have repeatedly reported a repair problem to your freeholder but the problem has not been resolved, Housing Disrepair Helpline can help you understand the options available to you and the process of getting the necessary repairs carried out.

Housing Disrepair Helpline helps both tenants and leaseholders with housing disrepair problems.
