Wandsworth Council Leaseholder Seeks Resolution Following Serious Bathroom Leak
Housing Disrepair Helpline visited a leasehold property this year where Wandsworth Council is identified as the freeholder, following reports of a serious water leak affecting the bathroom.
The problem was first reported in October 2025. According to the assessment, water entering the property caused substantial damage to the bathroom, including damage to the ceiling and joists.
The disruption became so significant that the leaseholder arranged for a private builder to construct temporary walls and replaster part of the ceiling so that the bath and shower could continue to be used.
A surveyor attended to investigate the leak and reportedly submitted a report and photographs back to Wandsworth Council. Plumbers also attended on two occasions.
Housing Disrepair Helpline has now become involved and the process of getting the home fixed is underway.
The case can now consider the responsibilities of Wandsworth Council, including responsibility for the source of the leak and the outstanding consequential damage inside the leaseholder’s property.
Housing Disrepair Helpline Helps Leaseholders
Housing Disrepair Helpline does not only help council and housing association tenants. We also help leaseholders experiencing serious disrepair where responsibility for repairs may rest with their freeholder or managing party.
Leaseholder disrepair cases can be more complicated than standard tenancy disrepair claims because responsibility for roofs, windows, external walls, communal pipework, structural elements, drainage, communal areas and other parts of a building may depend upon the terms of the lease.
Housing Disrepair Helpline works with a panel of firms that are highly experienced in leaseholder claims. This is particularly important because leasehold disputes can involve questions about the respective responsibilities of the leaseholder, freeholder, managing agent and neighbouring properties.
Our panel’s experience means that the individual circumstances of the leaseholder’s case and the terms of their lease can be considered when determining who may be responsible for the outstanding repairs.
If you are a leaseholder and have repeatedly reported a repair problem to your freeholder but the problem has not been resolved, Housing Disrepair Helpline can help you understand the options available to you and the process of getting the necessary repairs carried out.
Housing Disrepair Helpline helps both tenants and leaseholders with housing disrepair problems.
